Uh, you know, get get some fresh air in your system. Let's get to it. Let's go with today. Again, we always want to talk about the life insurance, but we're gonna postpone that for right now. We're gonna we're gonna talk about final expense. Life insurance is something that is my favorite subject. But what I want to talk about today is, is a homeowner insurance a little bit and let's get right to the homeowners. We don't talk about homeowners a lot on your insurance connection. And there's a reason for that. But you know, a lot of you that have homeowners insurance, when you receive that renewal offer in the mail. This is what I want you to do. Instead of looking at the price, I want you to look at your home. The home's dwelling value, the home's dwelling value, divide that by your square footage, you should be coming up anything over $150 per square foot, dependent on the size of your home, whether you have a custom home, whether you have a manufactured home, what you really need to do is really take a look at the dwelling on your declaration page. Now what that what is that going to do for you is going to tell you whether your home is underinsured anything under $150,000. If it's not a manufactured home, it could be your home could be underinsured. This is why it's important to get an A Review, when you get a homeowner's review, we can tell right away whether your home is underinsured or not. And by I haven't underinsured at home. If you have a total loss of fire, or even a partial fire, you may or may not be covered. Now, what's your homeowners insurance policies? Well, you want to you know, you shouldn't have any more than $1,000 deductible. Having a large deductible 5000, even $2,500 deductible really doesn't change the price of your homeowners insurance policy. It really doesn't. If you have a condo, or home or even rental properties, your deductible should be rather than $1,000. Larger deductible really doesn't add up to a large savings. Now even the difference between $1,000 deductible a $2,500 deductible is not that much difference, you're probably only saving less than $100 a year maybe not even that much. Yeah, I know every dollar counts these days because everything is going up. I experienced that too as well. I live on a budget. But you know, when something happens, then all of a sudden now you have to come up with a $2,500 deductible or you're responsible for any damages on the $2,500 it wasn't even worth to try to save $100 If it's a rental property, you can write it off on your taxes. If it's your personal residence, it's not worth it because more than likely, you have a mortgage and you have an escrow account. And when you make your house payment each month, part of that house payment goes to your insurance for the following year. It goes to your insurance for the following year, then your escrow account pays the insurance company. What are your updated mortgage information? Let me say that again your updated mortgage information because some of these mortgage companies they will sell your mortgage to other companies. Now you want to make sure that the right information is on your declaration page, the current mortgage company with a current loan amount. If you need more help with this, I'm happy to help you. News I can use, I needed to come in and take care of my business and I'm here to take care of business and we came in he came in we took care of his business, you can do the same thing. And it didn't take all day long to do it. A lot of you watch television four hours a day, it's football day, okay, you in front of the TV, probably seven, eight hours today, often on watching football, to come in to see me and have a conversation with me. It's not going to be seven or eight hours like you are all day long watching playoff football, and I enjoy watching football too. But I can only watch maybe one or two games and and I only watch really the second half. That's when the football game really starts for me. You know, but all day watching football, it doesn't take that much time to take care of this insurance business. You know, I give you an hour and a half of my time. I give me an hour and a half my time no obligation will come in, I'll review your auto your home and yes, your life insurance. If you have a boat or motorcycle, we'll look at that too as well. We'll combine that home and auto together to give you the multi discount the multi car discount. Now they call it the bundle we used to call it the multicar home discount. But they got a you know clever word. Now they call it the bundle. And we'll bundle this together it is two separate payments, because I've had people come in and said can we make it one payment? No, it was two separate payments. Now if you own your home, you should have homeowners insurance. I've talked to people believe it or not, they own their home with no homeowners insurance. You know your home is going to be the largest investment you're going to make. Why not insure that investment? Yes, you do have to pay your taxes if you own your home. Another thing with your home if you have just recently got one out and got you a Rottweiler or Pitbull, these type of dogs, you may or may not be covered for liability. You have to check with your insurance company to see if in fact if someone is trying to you know if you're thinking about buying a pit bull or Rottweiler you know you need to check with your insurance company to see if in fact they will insure these dogs if the dog bite someone. Most dog owners will tell you oh my pit bull he's a friendly dog. Don't bite anybody. Don't bother anybody. Your wild growling. It's a friendly dog just harmless. But the problem is is these dogs have a by history. And you know when a person is bitten by a dog, you have to take a lot of shots. So there is some liability with these type of animals, not to say your dogs I'm not picking on anyone with a pit bull or Rottweiler. But you need to know these animals may or may not be protected under your liability protection under the homeowner's policy. And if you are a landlord and you have a tenant with a pit bull or Rottweiler, you could be responsible for any, you know any liabilities. So if that tenant doesn't have renter's insurance that covers the pitbull or the router, you could be held responsible. You could be held responsible so you want to talk to your tenants and see if they have a pit bull or rot while they're in their household. As a landlord, I had I had a tenant she had three pitbulls she went out and got three pitbulls How do you get three pit bulls and she tried to tell me these American Bulldogs there is a difference. It was pretty clever. He's He's a no no, no, these are people I see in the walk like a pitbull. It looks like a pitbull. These are pit bulls. I took a picture of it a pitbull and that's someone to verify and I took a picture of the American Bulldog, right? Two different dogs, two different animals. Now most insurance companies well I would say will cover a bulldog but not a pitbull, or wild wild. Okay and I started asking him a question. Do you have any pets? No, you have a swimming pool? Yes. And I asked him any water in the pool. He said, No.

It's an older swimming pool. It's an older house. And we don't have any water in the pool. He had a dog. Yeah, it was whoever he bought the house from. They left the doghouse in the pool at the bottom of the deep end on a pool. And he said, No, we don't have any water in the pool. So that's a liability. So we cannot insure a home without water in the pool. Or if your plans are to cover it up covered up before you contact the insurance company. Because the inspector will come out. And especially when you're older homes, they will come out they see the pool is empty, and you will not be allowed to carry insurance on the home. If they do carry insurance on the house, they're gonna give you a limited time to either put water in the pool, or fill it up with dirt. I'll fill it up with dirt. Now you could do have an option to fill it up with dirt if you plan on not using a pool. Just keep that in mind. Because if someone falls into an empty pool, you could be liable. Now your liability coverage covers people that do not live in a household. In other words, if you did, if you did have a dog that's allowable on an insurance policy, and let's say you're golden retriever, I used to have a golden retriever. So that's why I'm gonna pick on the Golden Retrievers a little bit, a beautiful animal, right, but you know, some they're very protective. So if your golden retriever goes out and buy a bite, someone that does not live in your household, they are protected. And you know that unfortunately, that person has to go to the doctor to get the shots and everything else that goes along with it. But if you have family members living in the household, no matter what type of dog it is, and they're they live in the house, with you at that residence, they are not protected under your liability protection. They're not protected because they considered a member of the household. Oh, you're not protected, even if you own the policy if your dog bites you. But if someone else does bite you, then you can go after their homeowners insurance it happened years ago, there was a situation when a young lady went out for a walk. The neighbor was cutting the grass in the yard and he was going to the backyard. And this is this is where the Dalmatian he ran it was cute Dalmatians on the cartoons, real cute spots, you know, the black spots and white dog with the black spots all over it, those dogs kind of that you know, they should be on the vicious dog list as far as I'm concerned because they're pretty mean. But anyway, the dog bit the lady taking the job, come to find out the neighbors did not own a house. But they had renter's insurance, they had renter's insurance because the landlord said you need to get renters and renters insurance to live in my house. But they were you know, they were able to file a claim against renters insurance policy, to get the lady identify, get her you know, all the shots paid for everything she had to go through. To go on to quick hair, get everything taken care of. Every situation is different. Every situation is different what your homeowners insurance policy, you know, you have rights as far as when someone is trying to file a claim against you, to tell you a version of the story. You know, there's cases where people will visit you slip and fall and that they want to file a claim. There's cases when people you know, come in your house, you know, get in the swimming pool, you know, maybe drown or a loved one drown and they may want to see you because you know not the fact that you did anything wrong. They will not negligent maybe they dumped jumped in and departed water and couldn't swim. But these things you have to be very careful of you have to ask people that come over your house to get your swimming pool. Can you swim or give them a life jacket? If you're a homeowner with a swimming pool, you said I have a couple of life jackets just in case. Young children want to come over even adults and they are not really good swimmers that you need to put his life jacket on. Don't get in my swimming pool you have to protect yourself at all times. But you know, I'm gonna wait because I got I got a lot going on right now with the holidays and Super Bowl taxes and it just goes on and on and on. I'm not going to take a lot of your time. You're going to spend more time watching television than talking to me face to face. Me I'm located right on the corner of Sahara and Rancho you only gonna be there about an hour and a half word. And after that we our business pretty much finished. I can do everything and pretty much in 45 minutes, 45 minutes, and that's looking at all your insurance policies, your home, your auto and including your life insurance, then take me a long time when you come in. In the building, you come up to the eighth floor right on the corner, Sam and Rancho in the US bank center asked for me Donald Marquez come out and get you take you back to my office we get the we know we chop it up a little bit. that grew up in Vegas, just like I did that we could talk about, Hey, have you seen this one that one. But this is what I do I make it you know comfortable coming in to see me. We chop it up a little bit and we get right down to business. And this is always good to bring in your current declaration pages. It makes it easy for me. Sometimes I can pull up some of the information on your auto insurance homeowners insurance policies, but not all the information protect your privacy. Now, when your life insurance policy, I cannot pull up anything. No zero information is shared on on the line with insurance companies and insurance agents about your life insurance policy, you will have to bring it in or what we can do. If you don't have a life insurance policy. But with you, we can contact your life insurance company and find out all the information that I need to know you'll give me permission to talk to your insurance carrier for your life insurance. And I can find out all the information I need to know. And then we can do a full review 702-236-2624 702-236-2624 Keep in mind that the homeowners insurance policy, take the dwelling look at the dwelling amount divided by your square footage, it should be well over $150 per month. Now I'm gonna run it down on the life insurance final expense life insurance policy. Here's a policy of $35,000 in coverage. Now I do offer the larger policies as well. But when people you know that need a one a policy to take care of those final expenses, those additional final expenses. So those final expenses are not carried on to the next generation. Or you're not leaving your spouse behind and a lot of debt. Although you know, that happens to you know, your spouse quickly realizes that you let the policy lapse or you didn't carry life insurance when you retired. And now what are you going to do? Now your spouse may have the chance completely changed their lifestyle? Because you don't have any life insurance? Do you really want to do your spouse like that? You've lived together for many years. You've grown up you built everything together. Now you don't want to buy life insurance because you might not use it. You say to yourself, Well, what do you these days? I'm gonna call and now you pass away. Right? Well, no life insurance? What is going to happen to your loved one? Are you going to leave your wife in a position where she has to sell a home or maybe move out of the apartment you've been living in? It changes everything. Or without life insurance, your income stops when you pass away? Or your income reduces? How was your spouse supposed to survive? You know, man, we have to take care of our families whether we here or not, you know what if you have young children or young grandchildren that you're taking care of and no life insurance, not if you can go out and you know buy cocktails only at the clubs, you know buy have nice clothes, or you have all the channels on television HBOs the Cinemax to everything I mean with no life insurance. So Does that make sense? If you have all these preferred premium channels on your television, with no life insurance, you pay more for car insurance than you do life insurance. What's wrong with that there needs to be a balance, you need life insurance. Everybody needs life insurance. Because when it comes down to burying a loved one today, is anywhere on average 1215 $20,000. That's a lot of money. And I have veterans coming in, they tell me Well, you know, I'm a veteran, you know, the VA don't pay for your funeral. They only they only give you a plot, the opening the closing and the headstone. And that's only in Las Vegas, Nevada, and Southern Nevada, where we live at Boulder City Cemetery in Boulder City. Now some of you may not want to bury a loved one in Boulder City Cemetery, because that's too far to drive it but you're saving this is financial savings. On average, that's about a $7,000 savings, on average. So think about that. You know, I mean, you can always go out there once a year on you know, special days and, and honor your veteran, your loved one, but flowers on a gray, but you know, that's seven $8,000. I mean, that's a substantial savings. And right now, if you're in your 50s 60s, you may have another 20 or 30 years to live. So when saving now is today rates are about $7,000, what do you think is going to be 20 years down the road? What are what is a funeral going to cause 20 years down the road?

Think about it. You know, you see these commercials on TV all the time, you see the commercials, you know, they're advertising life insurance will make a quick, easy guarantee, you know, all that year at all. But it only generates a phone call, you hear me on the radio. And what I wanted to do is make sure there's enough money on your policy to take care of that very expensive funeral. And also take care of other final expenses too, as well. 702 to 362624 is my contact number people tell me? Well, you know, I saved money I can save, you know, I can save that, but they haven't saved it yet. Or if you do save money, and you're really good at it, someone has to be on your checking or savings account to pull those funds out when that time comes. Now when you when you do have a loved one that just recently deceased, I do recommend that you get at least five death certificates. Now the funeral home, they will offer you an additional death certificates, that's the best way to get a death certificate, or you can go to the health department and get additional death certificates. Because you will need the additional death certificates because they will you know, financial institutions will not take a copy, most of them will not take a copy they want the original death certificate. Now a death certificate, at least five maybe even more, just depends on you know how much business you need to take care of you need to take care of, you know, in the mortgage, the bank accounts checking and savings account. If you have multiple checking and savings accounts, you're gonna need original death certificates for each account. So think about it or for each financial institution, especially you have a couple of financial institutions a mortgage. And you know, just just this isn't the additional file expenses, because those death certificates do cause money, not to my understanding at the health department, if you next of kin, you can go in and request a death certificate or of your grandchild, you can go in and act for a death certificate for your grandparent, of course, you have to show proof of kinship, but you can get a death certificate, those are very important certificates to have, because you will need them to close out a loved one final expense. In the United States, when you lose a loved one. The average cost is about $65,000 average costs to close out their estate. Let me say that again. You know, that's so we can wrap that around our brain $65,000 To close out in the state. And you know, the unusual thing about losing a loved one, you can lose a loved one. And then you know, months later lose another loved one. And then another few of them a few months or less than a year down the road. You can lose another loved one, it comes in threes. For whatever reason the power of a three they call it comes in threes. Now I've had customers come in my office and say you know, we had three we had to take care of three funerals we had to pay for I don't own pocket. Three funerals. We can get you a policy of your insurance connection review what you what you currently got going on with your lifestyle. It's called a needs analysis. How much life insurance you need how much life insurance you can qualify for based on your medications you take, you can select the due date between the first and the 28th of each month. You know, some people like to 15 that's the that's the most common date I put it on a life insurance policy is the 15 if you have a child that 17 years or younger we can add them on as a child writer to your life insurance policy. And if you have that accidental only life insurance policy, you are throwing your money away each and every month. Because for natural causes, accidental only does not pay but natural causes. If you want to be an owner of a policy, what that means is, if you have a loved one with Alzheimer's or dementia, and they can't, you know, they can't be the owner of their own life insurance, they can be the insured, you can be the primary beneficiary and also the payer the policy by being the owner of the policy. You can make any changes necessary change bank accounts, change addresses, because a person with Alzheimer's or dementia are not responsible. You can even answer the health questions for the loved one that's own Alzheimer's or dementia. Now what I'll do, I'll send Christine Banagher to you. So we can get a power of attorney if you don't have a power of attorney over that individual, we can get you a power of attorney for that individual. So you have complete power of attorney, and even medical power of attorney, this is NEWS, you can use 702-236-2624 Don't give up. Don't give up we'll pull those funds right out of your checking account each month. Again, you can select the due date between the first of the month or the 28th of each month comes directly out of your checking account. When you come to see me and you plan on getting a life insurance policy or even auto insurance policy. Have your checking account right in the account information available. Because we're gonna pull the funds right out of your account. Now, you pay the insurance company. I've said this again and again, I do Genet I do not take any payments across my desk, I'll set you up with the insurance company that we select. You pay them each and every month. You can also call them direct. You can call them direct make any changes that's necessary on your life insurance policy. Now any medical information, it's always good to know what medicines you take. And if you don't want to bring all those bags appeals in my office which is fine with me. Just take a picture of each bottle of pills that you take their way you have a record of the pills that you take, and then I can put them down on the life insurance. This is makes it easy for me to get you qualify. Because I'll ask you what measures you take. Well I take this one that when I'm not sure the name of that one. But if you take pictures of the medicines, the name of the medicines you're taking, and you have your home file in your phone, the meds you are taking 702-236-2624 702-236-2624 If you would like to add your child on your policy as a child writer, they're 17 years young and younger. 17 years old and younger, excuse me, we can add them on your life insurance policy up to a certain dollar amount. We'll go over that when you come in. Now they'll have their own individual policy once they turned 25 they'll spin off on your off your policy and they'll have their own insurance hopefully they'll pay for it. Because at 25 years young, this is when you can buy insurance really at a low cost.
