Unknown Speaker 5:30
Listen, because we have valuable information to give you to help you better your life. We try to improve your life by coming on the air, you know and talking about issues that you are concerned about, you know, turn off the television or stop watching the news is not good,

Unknown Speaker 5:46
is never good. And then I watched the news once a week because I just want to know kind of what's going on. But I try not to watch it too much. Because it's a whole lot going on it just too many moving parts. I can't keep up with that and keep a positive frame frame of mind I'm on my mind and clear the clutter. I want to be positive thinking moving forward and greeting people saying hello to people have a nice day to people you know, but if I'm watching the news all the time, it kind of gets you angry inside a little bit. You know what I'm saying? It just gets you kind of mean and you know and like and not not untrustworthy of people that's trying to be nice to you. And I just just stopped watching the news, listen to radio talk show. And also if you need legal services, you can contact my colleague Christine Barnard, everything legal. She is a public notary. She also creates resumes and power of attorney for power of attorney if you have a loved one that needs help with signing documents, making those decisions as expressly if you have a loved one with Alzheimer's dementia, organic brain syndrome, ALS, Lou Gehrig's disease. There's a lot of people out there that you know, loss of memory they need you need a power of attorney and Christine Banagher can be reached at 702-857-4040 1-702-857-4401 If he was in a car accident, you want to contact Christine and you know she can get it get you in touch with an attorney. Or if you need a last will and testament promissory note. If you loan money to people, you definitely want a promissory note because you never see your money again. Do not loan money without a promissory note Christine can pull the power sir and know for her she can make it happen for you, she can make it happen. 702-857-4401 Christine Banagher a team member of your insurance connection, I have to say this again, I said it last week, your watering clock changes because last fall, in the summertime, we're watering six days a week now we have to reduce that down to three days a week starting September 1 Actually to October 31. And going into November 1 to February 29. When you go on to water one day a week, let's say about water for Lake me for our future children to have water in the lake. And you know, change one o'clock if you don't know what to do on what days or what times you can contact the water district and they'll tell you exactly when are your watering times. It's a very healthy fine to pay if you get caught up in this the wrong day to water because they are watching out there. They are looking. I was flagged myself. I had my watering clock on the wrong day at the wrong time. And I had a little red flag in my yard when I came home.

Unknown Speaker 8:37
It was a friendly warning.

Unknown Speaker 8:40
I quickly had my Time Timer changed and so no more warnings for me from the water district. That was the first time ever I've seen something like that. Let's talk about life insurance. My favorite subject.

Unknown Speaker 8:54
If I had a conversation just a few days ago with a good friend of mine, he's getting up in age he's around 75 years old. And he was asking me as he aged and I did not sell him his life insurance policy. But he's at that age and health wise where he needs to keep what he has. Because of course his health has changed over the years. But he was wondering he said well you know my policy is going up as I age what can I do? Here's it this is what most people don't know don't know you can reduce the face amount of your life insurance policy to fit in your budget. Let's say you have a $300,000 life insurance policy right now. And you know the rate is going up on you and it's adjusting. Let's call it a adjustable policy so your your premiums are adjustable well as your face amount are adjustable. I don't sell those policies I don't want for my clients those policies because you don't everyone lives on a fit budget. You know, everybody I when I have my customers come in they say I live on a fixed income. And so I live on a fixed income too as well. You can reduce the face amount

Unknown Speaker 10:00
out to whatever you can afford to whatever you need it to be. So if you have 300,000, currently, and you say, Well, you know what I can, I can probably cut this down in half, I don't need as much insurance as I used to, because the children are gone, and they've gone off to college or, you know, now they're on their own, or you a single individual, you're without a spouse, you can say to yourself, you know, let's reduce this down to 150,000, or maybe even 100,000, and see what the price is. Now, you don't necessarily have to contact your insurance agent, you can call your life insurance company direct, and say, what does it look like, if I reduced the face amount down to 100,000, or, or any amount, don't cancel your life insurance policy. Now, if you do have a term life insurance policy, you can convert it to a universal life insurance within the conversion period, within a conversion period. Now, it gets a little complicated just a little bit. But the beauty of converting your term life insurance to universal life insurance, there is no physical. Let's say you took out a 30 year term policy, and you took it out 15 years ago.

Unknown Speaker 11:08
Now the policy will say at age 95. But your policy will not last Age 95. Now it is term term will end at the end of the term, you have a 1020 or 30 year term policy. Now I've seen a lot of 10 year term policies. I don't always agree with those 10 year term policies, because what the agent wants to do is sell you a policy down the road after 10 years, if they still around recourse when it creates this chain reaction. Okay. And 10 years, you're gonna see me because now your term insurance has expired. I don't want to encourage those term 10 Year Term insurance policies unless you have a plan. Maybe you want to pay off that, you know that Ford F 150. And you know, yeah, okay, I'm gonna take out a tenant tenure term policy right now. I have my brand new 401 F 50. The pay off or whatever kind of kind of car yeah, we're just looking for one f 150 I was looking at those are pretty nice trucks. If you have one, that's a really nice truck. But let's say you know, you're paying with Japan on your 401 F 150. But now it's paid off in five years. You have another five years left on your term policy, but you have the income, where you can convert it over your 10 year term policy, you can convert it over to Universal Life to age 100. The payments or rate stays the same. My name is Dawn Marquez for more information 702-236-2624 702-236-2624 my location on a corner Rancho and Sarah, in a beautiful US Bank Center. You can call me you can call me or just send me a text I will get back to you and book an appointment and I've been getting quite a few calls lately. Thank you so much. You know my listeners out there quite a few calls lately to book appointments come in and take care of business now the holidays is coming up quick. You know right after Halloween, it just seemed like we have Thanksgiving in a band we ran into Christmas. Let's take care of your life insurance now before Christmas. And now if you want to give a really nice gift for Christmas, tell you a beneficiary I just took out $100,000 life insurance policy on you and I made you my beneficiary see instead of going out and getting gifts and TVs and and watches and you know whatever you buy on for Christmas, you know if you have the extra income to go out and buy presents these days with inflation and everything online, anybody can buy anything these days. The greed is just off the chain. I just have to say that I think these corporations are getting way too greedy. But and we've been we're feeling the impact.

Unknown Speaker 14:33
But get a life insurance policy say You know what I made you a beneficiary. Merry Christmas $100,000 life insurance policy when I go you get $100,000 and that'll take care of for the rest of the Christmas from here on out.

Unknown Speaker 14:47
That's a permanent Christmas present making your loved one a beneficiary. And if they say something next Christmas well you know, remember last year I made you the beneficiary of my life insurance policy $400,000 Marry Chris

Unknown Speaker 15:00
to say anything, you know, just just keep in mind, you're my primary beneficiary had $100,000. That's the gift that keeps on giving. Life insurance is a gift of love. I like to joke a little bit, have some fun with it, have some fun with it. But so many of you out there that need help to understand what life insurance is all about. If it's if it sounds too good to be true, it's probably not true. Now, I did have a gentleman call me and I talked about last week, for less than $2 a day, you can get a million dollar life insurance policy, keep in mind, we're talking about a term policy. And these are between this is people in their young 20s A female updates 32. Now, yes, I can do that now in good health. And good health is less than $2 a day, I can get you a life insurance policy, up to a million dollars in coverage for that for that amount of money in their young 20s up to age 2032. Female in good health 702-236-2624 702-236-2624 as an insurance broker, I represent multiple life insurance companies, multiple auto insurance companies, auto insurance rates, it just people call me with the auto insurance rates, I just wonder I feel bad. You know, I tell them to rate and it's Oh, that's better than what I was paying. They get excited. I'm like, wow,

Unknown Speaker 16:26
wow, it's almost it's almost cheaper Uber now, you know, just get your Uber. We're not sure travel, I just I just Uber everywhere I go, I used to rent a car, I don't do that anymore. It's just too much money. You got it, because you have to pay those fees at the airport. And then you you get to the hotel, and they charge you rates at the hotel. Now, I remember when Vegas, every hotel, you can park it, every single hotel there was free. But now they want to charge you a fee.

Unknown Speaker 16:54
And when you valet Park, oh my goodness, and they look forward to when you valet park and you got to pay money to park to park your own car. And they looking for a tip.

Unknown Speaker 17:03
Okay, well, that's why I'm gonna go on this trip, because I don't want to pay the parking thing. I'm just like that, I just don't want to, you know, and I love my city I do, I just remember when times were different, but you know, every penny counts these days, people want to squeeze our money, but I just refuse to pay that extra money, I just don't do it, I go to I go to hotels that don't charge for parking.

Unknown Speaker 17:25
Well, I'm gonna get back, I'm gonna get back to beneficiary. Now. If you don't have a beneficiary on your life insurance policy, you need what they call a change of beneficiary form, change of beneficiary form, it changes your primary beneficiary and adds a new beneficiary. And who needs to do this if you got divorce, a divorce. And so you got a divorce and you don't want your your spouse to no longer be on your life insurance policy. Maybe you got remarried, but you don't want your spouse on then you need a benefit beneficiary change form, contact your life insurance company, they can probably pull it up online and you send it in to write you don't have to contact your agent, you can contact direct your life insurance company and ask for a beneficiary change form. And it's very simple to fill out, of course, your primary beneficiaries name, address, and don't put a primary beneficiary on your policy, let's say grandparents especially. And I know I know you love your newborn grandchildren, but do not make your grandchildren your primary beneficiaries. Is that not a good idea? If they're under the age 18 years young. Now, if they're 17 years young and getting ready to turn 18 right out of high school, you know, I'm okay with that. But I've had people put infants on their life insurance policy, not as primary beneficiaries. Now, of course, I didn't like the policy. I've seen it. I've seen it over the years because I recommend don't do that. Because in my years of experience, I've noticed when a person passes away, and you have a young beneficiary on the policy, that money is in probate, the money from the life insurance isn't probate

Unknown Speaker 19:11
until that person turns 18 years old. So if you have $100,000 life insurance policy, and now you have a nine year old on the policy, you have to wait another nine years before that person can get the money and you may need the money right away. They'll take care of final expenses bills, you have to pay for the funeral bills you have to pay for moving the furniture out of the house making a car payment paying a car insurance. Paying for a lot of things is a lot of moving parts. When a loved one passes away. There is money to be spent and money has to be spent no one buys free. And don't say well you know I don't care because I'm gone. But the you know the carnage you leave behind is is for the people that have to pick up the pieces and pay

Unknown Speaker 20:00
For your responsibility, or you may have a loved one with no life insurance and they're getting older every day. And you may be the responsible person to take out a life insurance policy on them or to pay for their final expenses. I can help you with the process step by step process. You know, I can also make you to owner of a life insurance policy. If you have a loved one with Alzheimer's dementia, or you got to put them in a nursing home, you want to change ownership of the life insurance policy before you put your loved ones in a nursing home. Because a nursing home could you know use that as an asset. And take the life insurance is a lot of different moving parts. Every situation is different. I just tried to broadcast on the on the air 91.5 Jazz and more as much valuable information as I can give you within a half hour time I'm a licensed insurance broker. My name is Donald Marquez, if you're just tuning in Donald mark is your insurance connection. And if you want to check me out, I'm more than happy to you know, talk to you about your life insurance about your auto insurance, motorcycle boat insurance. But if you just want to, you know further investigate me, you can contact the Nevada Division of Insurance and ask about Donald Marquez no complaints knock on wood after 26 years in this business, I was taught the old school way. I wear a suit to work most of the times, especially now this time of the year, wear suit, we just sit out and have a conversation in my comfortable office is on the eighth floor with an amazing view from the strat all the way past the stadium, you can see everything. And you can see the sphere, it changes it has eyeball one, sometimes eyeball sometimes a basketball but I have a really nice view of the sphere. And usually when people walk in the front door mouth is the first thing I'll say man look at this view for big large windows for large windows. But amazing view of our Las Vegas Strip. And that's the first thing people notice. And then we sit down and we go for we take care of business no obligation, I offer insurance reviews, you can come in bring in your current policies that you have. And we offer it no obligation insurance reviews. Now if you purchase a policy from me,

Unknown Speaker 22:18
which most of you do, the insurance companies, they work on commission, and they they pay me you don't owe me anything, whether you buy a policy, not 702-236-2624 My name is Don Marquez, this is your insurance connection, let's get connected 702-236-2624 Now if you have a universal life insurance policy, or a whole life policy, or an index policy, I'm still indexing their tools with you if you need money, you know, because you got oh man, you know, my air conditioner went out on my house, I need a few extra dollars, or your water heater broke, I need extra money, you maybe you can borrow money against your life insurance policy, you know, so you can get a loan request form, contact your life insurance company. Again, you don't need your agent for this. And I say that, because a lot of you get frustrated because you can't get in touch with your agent. Now I try to be as transparent as I can be. A lot of my clients call me for everything. And I want you to call me for everything because I want to be the first to know. But you can do a lot of this on your own, you can contact your life insurance company and request the loan now, don't pull all the money out of their life insurance if you can help it. But if you do pull money out of your life insurance policy, make sure you make arrangements to pay it back. Now, they may tell you, you don't have to pay the money back. But it will be minus against your death benefit at the time, minus your death benefit of long amount minus on your death benefit. For an example, let's say you take out $10,000 Because you have a lot of money built over oh and your policy over the years. And people do have this kind of equity in their life insurance, you take out $10,000 You have $100,000 life insurance policy. Now when you pass away, you haven't paid any of the money back. It'll be 10,000 will be managed from 100,000. That makes it the policy now 90,000 plus interest, the interest does accumulate. And the interest rates is about seven 7% around that hovering around about 7%. But if you've had it the loan out for a while, you know that interest rate does add up. So you want to kind of keep an eye on interest rate. You do receive annually a statement on your life insurance policy to let you know exactly what your equity is. If you if your life insurance policy is going up on you, and you know you're kind of on the fence, terminate this policy, or should I get another policy? I don't know what to do. Because every year on my anniversary, it keeps going up. Let's have a conversation. Let's sit down have a conversation. Let's have a car

Unknown Speaker 25:00
We're seasonal by getting maybe a new policy. Or maybe we can adjust your policy I represent 60 Life insurance companies, I can help you 702 to three, six to six to four, my name is Don Marquez. Or you can call me Donald Marquez. Either way, if you give money paid back, if not, it will be minus from the death benefit. Plus any interest in the interest does add up. It adds up all the time. Now, if you have a loved one on your life insurance, again, that has deceased, and they're your primary beneficiary, you need a change of beneficiary form just to do a quick recap, change a beneficiary there's times when people have passed away, especially a husband or wife situation where the husband passed away, he was a primary on the wife, and she hasn't, you know, replaced the primary beneficiary. And now that policy goal could go into probate at time a knee and people going to need this money to bury you, with the cost of the funeral is going up to about $20,000. Today, it's very expensive to bury a loved one, you have to navigate God, you know, and when that time comes, you have to go to the funeral home, sit across the desk with this person, and they're gonna show you the different funeral plans. And you got some oh my god, you gotta be devastated with a cost today. It's amazing. And when you're not prepared, you know, that makes it matters even worse, but now you have to put the casket in the vault. You have to put the casket no vault. I used to say container, a gentleman called me and correct me.

Unknown Speaker 26:31
But yeah, you have to put the casket in everything costs money, sort of all ball cost money. The casket costs money to service costs money, the land costs money to headstone costs money. And then there's money needed to continue the family. There's money needed, especially when there's children left behind. There's there's, you know, a spouse left behind the loved ones left behind to take care of your final expenses. You know, everyone needs life insurance. And the younger you are, the less is going to be. Now if you're in your young 20s with a young family, let's get let's take out a policy. Now you may say, Well, I haven't done my job. But you're in your 20s How much money do you really make? If you if you only if you if you in your young 20s and you make $50,000 a year, which is not bad, and you're young 20s

Unknown Speaker 27:18
That's three times your salary. That's only $150,000 That's only and how long would $150,000 Last in today's economy? Not very long. It doesn't go that far. today. Let's sit down and talk about that million dollar life insurance policy for less than $2 a day. And especially if you're in your job and you paying for the life insurance, you do have other options. You do have other options. 702-236-2624 702-236-2624 If you have loved ones with underlying health conditions, no problem diabetes, lupus cancer, you know heart disease but on blood thinners. 702-236-2624. Let's get connected. My name is Don Marquez. We'll do this again next week from 8am to 830. This Sunday morning. I hope all you football beds come in go outside take a walk away the weather's beautiful. My name is Dan Marquez. 702-236-2624. Have a wonderful day. And till next week, just keep it crispy.
