And I have been broadcast right here K, u and v 91.5, jazz and more for the last two years to bring you valuable information about insurance. I'm an insurance broker right here. And what I offer is auto insurance, homeowners, boat, motorcycle insurance, life insurance. And we all of us need insurance. Sooner or later in our life, we have to have insurance. If you have a house, you need a homeowner's insurance. If you're a renter, you need renter's insurance, if you drive the vehicle, driving is a privilege is not a right, you must have auto insurance. And the rates were auto insurance and VAT people always complaining about the rates in Nevada. But you know, we can we can curb the rates down by doing small things like don't text and drive. Because that creates a lot of rear collisions. You have to pay attention. And you know, check your vehicle make sure all the safety features are are done, you know, the weather is changing right now check your air pressure on your tires. You know, make sure your maintenance is taken care of. Because sometimes when cars break down on the road, it does backup traffic. And a lot of times when we have traffic delays, it creates car accidents. The reason why our car insurance rates are what they are, is because you know we have a lot of DUIs lot, a lot of people out there drinking and driving because the bars are open all night, all day and all night. And and you know there's a lot of accidents if you're a senior citizen, and you're driving, you know, make sure you pay attention because we'll find it out to seniors, I have a lot more car accidents than they used to creating our rates to go up. Now when you're a senior citizen. You're probably noticed when you turn 75 years young, your rate went up. Let's sit down and have a conversation. There's a lot of moving parts. Now auto insurance if you are currently driving a Kia or Hyundai contact your dealerships to see if in fact your car needs to be. It's on a recall. It didn't needs to be adjusted as far as you know, electronics are concerned. This young man went on Tiktok and show people how to take these vehicles. The Hyundai and the key is not only unlocked vehicles but Start the vehicles and take off is happening. And unfortunately we're not able to write Hyundai's are key is, in most, in most insurance companies that I represent, they're being flagged because a lot of these cars today unfortunately, are being stolen. Because now people know how to go they made it very convenient for people to take these cars and take advantage. And if you have personal items, and your car is no one, no matter what kind of car you have, take out your personal items, your wallet, your purses, your your computers, cell phones, you know, because people will take advantage when they see cars that you know with this valuable device, you know, information in it your your, your wallet, purse, your computers, you know, they they they take advantage of you and who wants to be taken advantage of. You know, the weather is changing, you want to check with the water district to see when your watering times are. Right now in the fall, you can water three days a week. And then for between now, September 1 and October 31. You can water three days a week. And from November 1 to February 29. You want to once a day a week. Now I'm gonna share a little story with me. I came home from the office. And back in May I had a red flag in my yard. Like what is this a red flag in my yard? What is that for? However, they I got cited in my mailbox, the water district people left me a nice warning with pictures of my home in the water that's going on the sidewalk, I guess my clock was off maybe the wet from the weather that that day or, or maybe I don't know what happened to my clock, I had to tell my gardener to reset my clock, because the timer on my water system, sprinkler system was off. And I was watering during peak hours. And you know I got dinged for it, it was only a warning. So the first time you see the red flag in the yard, just a friendly warning to change your watering clock. And I have my garden to change it for me. Because if you don't, they'll come back and check. And if the water comes on, at a particular time of the day, that's very, very expensive, fine. So check with the water district in your area to find out your water in times. Because we want to conserve as much water as we can to keep Lake Mead, the build up as much as possible. 702-236-2624 702-236-2624 Life insurance is something that we all need. We all need life insurance. If you've been turned down for life insurance, and I've talked to many of you that half, don't give up. Don't give up i can find your life insurance policy that will fit in your budget. It's like this, you're gonna pay now you're gonna your family members will pay later. No one dies for free. It just is inexpensive to death. Unfortunately, it is. And you don't say you don't care because you have to, because your loved ones have to do something with your remains. They have to pay a funeral home to take care of your remains. And then these prices, these funerals are getting very expensive. You know, don't don't put your family in financial disaster. And a lot of families have been devastated. Because you know, people like I want to wait. I don't know what you're waiting on. I just don't understand.

When people tell me they want to wait to get a life insurance policy. I don't know what they think the prices may go down. I don't think I don't think they understand that. The life insurance rates are based on your age. The older you get, the more you pay for life insurance. Now I've heard people say this to me, Well, I can save the money with what it for life insurance for burial. What if something comes up? Now the money you've saved? Let's say you save $20,000 Right? I'm gonna prepare myself at $20,000 Now you're a married couple and you've saved together $20,000. But let's say the spouse wanted the spouse, the husband dies first. And you saved the money and you want to you want a burial. You don't want to cremation that's gonna take all your money. Now, you have to restart saving money all over again and you may or may not have the time to do it. That's why life insurance policy is important. You could start buying a life insurance policy, that that's an instant savings, you've already put the money in the bank is going to be there when you need it as long as you make in your premium payments. So when you say I can save the money, what if something comes up, you need to replace your air conditioning unit on your home or buy a transmission for your car that's out of warranty. Or someone gets ill and you have doctor bills, you know, that, you know, there's many moving parts that can happen to you that will devastate your savings account, wipe out your savings account, and you don't want to a funeral to wipe out your savings account. It is devastating with a lot of families today. And if they're burying two or three loved ones in a small period of time, how are you going to do it? Now and you have yours? If you say yourself, well, I can save that money. What if you have to bear one of your loved ones that didn't save money? Or you they say hey, we need to chip in because, you know, we lost dad and dad and now I'm in life insurance and that money you're saving, you know, you know large amount of your money that you're saving will go toward a service. Now you have to restart all over again. The money that you're saving now is fine. However, it is itself a life insurance policy. I can make it real easy for you. We have policies that will fit your budget, you can select the due date between the first and the 28th of each month, benefits are paid in 24 hours, get yourself a whole life benefit up to $35,000. And you know not have people contacting me, I just want somebody to give me Barry. You know, I don't want to take a physical. I have a very simple policy through Lincoln heritage Life Insurance Company. There's no health examination to apply just a few health questions. One page application, most people qualify for coverages, even with health issues, rates and benefits are locked in for the life of the policy. That means when your family gonna need this money, when they're going to need the money to take care of your farm expenses is going to be there for your family. And if you've never buried a loved one, and you say, Well, you know, I can I can I can handle this on my own. You'll be surprised. You'll be surprised with the cost. I had a conversation last week. Young lady came off. And she was concerned about her husband because her husband keep telling her well, I have insurance life insurance to the Veterans Administration. They'll take care of everything. And I said okay, do does your husband and he's getting up in age in his late 80s. Does your husband have life insurance to the VA? No, but he has he's a veteran. And this is a miss understood all the time. Now the VA will take care of the land the plot in the Boulder City Cemetery, they will take care of the vault. And even if your husband and wife are together in the Boulder City Cemetery, the Boulder City Cemetery for veterans will pay for the for the plot the land. In other words, the vault for both husband and wife and also the headstone. Now let's say you want to be cremated, you want to be cremated, and you don't want to put the casket in the vault because you want to be cremated. They will put an urn underneath the headstone now called the Boulder City Cemetery so because we needed clarity, the young ladies in the office I put her put it on speakerphone called the Boulder City Cemetery. And they explained it step by step how this goes because a lot of veterans don't quite understand how this works. Boulder City Cemetery will only pay for the for the land, the plot the headstone, the vaults, in the one vault to vault vaults, put the casket in, and they'll put the urn underneath the headstone. Now there is a minimal fee less than $500 for the opening and closing. But that's it is Elise about $11,000 savings. When we're talking about two vaults, and the land, the vault, the plot, that's about $11,000 Savings today. It does not cover the service that does not cover the server unless you have a life insurance policy benefit through the VA or you have separate life insurance other than the VA but if you're thinking as a veteran, and I'm a veteran, I had to look into this thoroughly. I'm a veteran and I know it doesn't cover me. Now I don't know how to a lot of these vets it the thing is they're gonna cover it but they're not covered for the service. We all should have it do not put your family in debt do not have you have family members borrow money, money that you know they already have their own bills. You know they have a car payments, their car insurance to rent their mortgage, the children the rays, don't put them in debt. because you know, you want to wait, I don't understand the philosophy of waiting. A Life Insurance also can be a living benefit. If you need money, you can borrow money from your life, your whole life policy, you can borrow money from your whole life policy. Now, if you have a term policy, we need to have a conversation, because eventually a term is going to run out. And you may outlive your term policy term is not forever unknown, your policy says to age 95. But at it when that term ends, then you will you're in what we call the extended term of the life insurance policy. The rates gonna go up on you every single year. Or here's another one I get quite often well, you know, I'm at work, and I have life insurance at work. But if you have life insurance at work, and let's say you're making $50,000 a year, and you have three young children at home, married three young children, how much is zero and you get three times your salary? How long was $150,000 last year family? Not long. If you get three times your father salary, and you have a premature passing, that's $150,000.50 $1,000, your salary three times three times your salary $150,000 with a family of three, how long would that really last? Let's break it down a little bit. The funeral service is going to be around and this person is not a veteran, let's say that the father dies. And when young would a young family and it happens every day all day all over, all over everywhere. Now the service is going to be close to $20,000. Now you have a car you need to pay off it is another 20,000. Now you're not in 110,000. You pay your rent mortgage or you know other bills, credit cards off. Let's say you have $15,000 in credit cards, now you're down to $95,000. And you have three young children and under the age of 10. So when you say to yourself, you know I have life insurance on my job pays three times my salary. That doesn't go very far. Now, if your spouse is really good with money that may last or or him maybe two, no more than three years. But you have young children that's under the age of 10 years young. Now, if you are between the age of 25 and 32, you can take out a million dollar life insurance policy with good health. You know, and you're paying probably less than $2 a day for a million dollars worth of coverage $1 million worth of coverage to cover that small young family that you have. an hour on occasion, I will drink a Coca Cola because I love a Coca Cola with Mexican food is something about a Coca Cola and Mexican food. I tried to Coke Zero, it doesn't work. I just want the regular Coke Cola with my tacos. Oh, my enchiladas. I gotta have it. It just works. But for $2 a day, you know, you can go out to these coffee houses that's gonna cost you more for a cup of coffee when you would do the frappuccinos and the whip and you know you go to these some of these coffee houses, they have their own language. I can't keep up with the language they have. You know, just give me a cup of coffee and cream on the side. That's all I want. I don't want any sugar only anyway, I don't know why all that whip and all that a lot that, you know, give me give me a regular. I don't know what that regular coffee, but they have their own language. But you know, a lot of these coffee houses are charging you seven to $8 A cup of coffee. And you said well, that's not my only advice, but you're paying a lot of money for coffee if you add it up. Even if you buy it every day for 20 days out of the month. Just add it up. Smokers oh my god here. Here we go smokers. I couldn't believe I was looking at in the window and on a nearby grocery store at my home by my home. And they were talking about cigarettes on sale. 88 It was like 799 a pack? I'm like is that a sale? Sale? 79. It's $7.99 for a pack of cigarettes. Do your body a favor, stop smoking quit totally all together. It's gonna create a lot of health problems for you in the future. It really is. I've had family members that are smokers, that has has created them a lot of health issues, and they pass away as a result of smoking cigarettes, they probably could have lived a lot longer if they did not smoke. Now if you're smoking a pack of cigarettes a day or more, you know, and no life insurance. What are you doing? No life insurance to take care of your burial but your pan for cigarettes at least eight $10 You know, four pack of cigarettes. Or if you bought a carton of cigarettes, I don't know what that cost the bag, I don't know, I have no idea. But if one pack of cigarettes is almost $8, what a carton, you get 20 in a carton. And I know you get a little bit of a discount. But even if you if you're paying $6, a pack and a carton of cigarettes, and you have that's 60, that's 120 $120 for a pack of cigarettes, and it lasts you less than 10 days, because you're smoking almost two packs a day. And I've seen people drinking, when a drink, they smoke more. Or when somebody comes up, you know, any nerves rocked, maybe devastated by the loss of a job or loss of a loved one or breakup, you know, really in a relationship. Things come up, people smoke more, they smoke more, because the you know that the nerves is all about the nerves, it affects the nervous system, your lungs, and now you're smoking a lot more than you used to. But if you add up the money you smoke, to what it costs, you just smoke cigarettes, cigars soon as well it costs a lot of money smoked cigars these days. You know, you could save money by reducing your intake of cigarettes, and get yourself a life insurance policy, your family's going to need that policy. Now when you retire. Here's another one. I had people say this to me Well, when I retire, you know I can I can get life insurance through retirement. But what happens every year because you're out of the group of your, your job, your your job group, life insurance wants to stay young. You know, as you retire, you're older person, you're much older. So the Life Insurance Group is going to charge you the out of group price for life insurance because they want to keep the people that are still working this intergroup stay young. That's how they keep their rates lower that three times your salary. Now if your employer is gonna give it to you for free, take it. But if you got to pay for three times your salary for life insurance, and then never give you a policy by the way, they just saw as a benefit. Right? But three times your salary and you're making $50,000 a year is not enough money to survive with a young family. The only those ones out there this curious, I have an impeccable reputation. And I enjoy what I do as an insurance professional. Everything's aboveboard with me, even the companies that I select aboveboard, because necessary for me to have quality insurance companies. I'm on the radio, I'm on the radio. So there's a lot of, you know, a lot of liability exposure there by being on radio.
